Is it a farmland with resort ?

Farmland with farmhouses, want to keep this under the concept of Agritourism, rather than as a resort.

Total project size in acres ?

40 Acres

Suppose if we take one acre, do we have total allotment or anything is deducted for amenities sake ?

For most of the plots, If you take one acre, entire one acre will be registered. But few plots, few cents might be needed to ve left for roads or common usage.

30 is land cost ... How much for farmhouse ?

25 lacs is the land cost, 5 lacs for amenities. Amenities are provided in a separate land and shared rights would be given to all the owners. This is similar to the amenities in a gated community apartments.

Will the total project be separated with a fence or wall ?

Is accessible road give to all Farms individually ?

Yes, accessible roads will be given to all the individual acre plots. This is one of our main USP. And it will be mentioned in the legral registration documents also.

How are rentals decided on Farmhouse and how many days we get for free ?

24 days in an year would be given for free to the owners. Which means approximately 2 days in a month.

Who takes care of agriculture ?

The asset management company will give entire estate for contract farming. As a developer of the estate, i will form the asset management company. The board of directors of the company will be the landlords only.

Any hidden charges ?

The following are the complete list of chargeable items.

  1. One acre farmland
  2. Amenities
  3. Farmhouse
  4. Corpus Fund

Applicable Registration charges are extra.

How are the deeds received from agriculture and agritourism shared ?

All the owners will be part of the Asset Management Company and they will be given shares based on the assets owned.

For Example, some owners might own just

Farmland + Amenities

whereas some owners might own

Farmland + Farmhouse + Amenities

Like in any other private limited company, the profits will be shared in proportion to the number of shares that they own.

If it is not a resort, then how will outside public have access to it ?

Agritourism is a letest initiative by governoment that is aimed to attract citizens to farmlands for farmstays & doing activities there by generating some extra income to farmers.
